Price moves were split across North County Inland

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That number sounds tidy. But in North County Inland, the Real Estate Data Aggregator counted results that pull in two directions at once. If you're setting a list price or planning a move, that national figure won't help you much.

The split: up 19.5% in one ZIP, down 14.2% in another

The Real Estate Data Aggregator shows that in the three months ending August 31, 2026, the median sale price in ZIP 92128 rose 19.5% compared with the same months of 2025, landing at $1,005,500. In ZIP 92127, the median fell 14.2% over the same period, to $1,629,000. Both ZIPs are in the same market. The gap between them is 33.7 percentage points.

The price direction alone doesn't tell the whole story. ZIP 92127 saw 123 homes sold, up 29.5% from a year earlier, according to the Real Estate Data Aggregator. Pending sales there rose 33.7%. So buyers are active, even as the median price pulled back. That kind of mix is easy to misread if you're only watching one number.

Mortgage rates added pressure across all ZIPs

CNBC reported that the average contract rate on a 30-year fixed mortgage with a conforming loan balance rose to 7.49% in the week ending October 7, 2026. Realtor.com also noted that rates topped 7% in September 2026. At that level, monthly payments climb fast, and some buyers pull back. That's worth knowing when you're deciding where to price.

How fast homes are moving

Speed varied a lot too. The Real Estate Data Aggregator counted a median of 19 days on market in ZIP 92131, versus 38 days in both ZIP 92069 and ZIP 92026. Faster isn't always better for sellers if the price is off. But days on market is one of the clearest signals that your comp set is working or isn't.

Supply stayed tight in most ZIPs

The Real Estate Data Aggregator counted 988 homes for sale across North County Inland in the three months ending August 31, 2026. Months of supply ranged from 1.2 months in ZIP 92126 to 4.8 months in ZIP 92121. Most ZIPs sat below 3 months. That's a thin shelf in most price ranges, even where the median price dipped.

What this means if you're pricing a home

A 19.5% gain and a 14.2% loss in the same market, at the same time, tells you one thing clearly. The right comp set matters more than any market-wide average. Which homes sold near yours, on which streets, in which price band: that's where the real number comes from. The Federal Housing Finance Agency's 2.6% national figure is a starting point, not a price.
