Downtown looks slower than most of Central SD right now

If you own in Downtown San Diego, one number should get your attention. The Real Estate Data Aggregator counted 7.7 months of supply in ZIP 92101 for the three months ending August 31, 2026. That's the highest of any ZIP code in this market. Most of Central SD sat between 1.3 and 3.8 months. More supply means buyers have more choices, and that changes how you have to price.

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Downtown's own numbers from the Real Estate Data Aggregator suggest local sellers are feeling that same pressure. Only 8.2% of homes in 92101 sold above list price, the lowest share in Central SD. Compare that to Clairemont (92117), where 45.1% sold above list.

Homes in Downtown also sat longer. The Real Estate Data Aggregator put the median days on market in 92101 at 54 days. That's more than twice the 21-day median in 92119 and the 16-day median in 92117. Sellers who priced well still sold, but they needed patience.

Why Downtown reads differently from the rest

Downtown has a lot of inventory. The Real Estate Data Aggregator counted 338 homes for sale in 92101 during that period, up 31.5% from a year before. No other ZIP in this market came close. The next highest was 92103 with 116. More homes for sale, fewer selling above list, and longer days on market all point the same direction.

Rates are part of the story too. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming balance reached 7.49% in the week ending October 7, 2026. That's a real headwind for condo buyers, who make up a big share of the Downtown pool. Purchase applications fell 2% that same week, according to CNBC.

What buyers in Downtown can use

The Real Estate Data Aggregator shows the median sale price in 92101 held at $685,000 for the three months ending August 31, 2026, unchanged from a year before. Prices didn't fall. But the average sale price came in at 97.9% of list, the lowest ratio in Central SD. That gap is real room to work with if you're buying.

The rest of Central SD is tighter

Across all 20 ZIP codes, the Real Estate Data Aggregator counted 1,625 homes sold in the three months ending August 31, 2026, up 2.2% from a year before. Most ZIPs moved faster than Downtown. In 92124, supply was just 1.3 months. In 92117, nearly half of all homes went under contract within two weeks of listing.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That broad gain doesn't show up evenly. In ZIP 92116 (Normal Heights area), the Real Estate Data Aggregator put the median sale price up 20.7% year over year. In 92101, it was flat.

What this means if you own in Downtown

You're competing against 338 other listings. Buyers in 92101 are taking 54 days to decide, on average. That's not a reason to panic, but it is a reason to be precise. Price matters more here than in almost any other part of Central SD right now. A home priced well still sold at 97.9% of list. One priced too high sat.

  1. Downtown (92101) had the most supply, the slowest pace, and the lowest share of above-list sales in Central SD for the three months ending August 31, 2026. Sellers need sharper pricing.
  2. Buyers have more room to compare and negotiate than anywhere else in this market.

One more thing worth knowing: these are ZIP-level numbers. One street inside 92101 can read very differently from the ZIP as a whole.
