Del Cerro, Allied Gardens and San Carlos still moved fast by late summer
CNBC reported the average 30-year fixed rate hit 7.49% on October 7, 2026. That is the headline number right now. But here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026: 47.1% of homes in ZIP 92120, which covers Del Cerro and Allied Gardens, went under contract within two weeks of listing. That share was up 18.2 points from the same three months in 2025. Rates are high. Well-priced homes are still moving.
San Carlos, in ZIP 92119, was close behind. The Real Estate Data Aggregator counted 39% of homes there going under contract within two weeks. That share rose 8.9 points from a year before. Days on market fell to 21, which was 17 days shorter than the same period in 2025. Fewer homes were for sale there too: 45 active listings, down 10% from a year ago. Less supply and quick sales tend to go together.

Del Cerro and Allied Gardens are separate neighborhoods. They share a ZIP code, so the Real Estate Data Aggregator counts them together here. San Carlos has a longer commute from I-8 than Del Cerro or Allied Gardens. Even so, it posted the faster median days on market of the two ZIP codes: 21 days versus 23.
Prices dipped, but sellers still got close to list
The median sale price in ZIP 92120 came in at $1,000,000 for the three months ending August 31, 2026. That was down 13% from the same three months in 2025. In ZIP 92119, the median was $987,000, up 5.7% from a year before. So the two ZIP codes moved in different directions on price. Both still averaged close to list: 99.3% in 92120 and 99.6% in 92119, according to the Real Estate Data Aggregator.
Homes selling above list price rose sharply
In ZIP 92120, 38% of homes sold above list price. That was up 5.5 points from a year before. In ZIP 92119, 43.4% sold above list, up 15.9 points. Those are meaningful jumps. They tell you that the homes priced right are drawing more than one offer. The homes that are not priced right are sitting longer.
More listings came to market
New listings in ZIP 92120 rose 25% from a year before, to 110 homes. In ZIP 92119, new listings rose 3.4%, to 90 homes. More supply is coming in. That gives buyers more to look at. It also means sellers need to price carefully, because buyers now have options. Months of supply in 92120 was 3 months, up 0.7 months from a year ago. In 92119 it was 1.8 months, nearly flat.
The rate picture right now
CNBC reported that the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com counted 20.8% of listings taking price cuts in September, the highest share since October 2022. That is the national picture. In Del Cerro, Allied Gardens and San Carlos, the speed numbers still held up well through August 31, 2026. What happens next as rates stay elevated is the question every seller and buyer here is sitting with.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. That is a national figure. Local results in these three neighborhoods varied by ZIP code, as the Real Estate Data Aggregator numbers above show.
